Estate-HQ has three paid screening services for letting agents. All are pay-as-you-go from your credit balance — no per-month commitment.
Tenant Referencing — £25 per check
A comprehensive UK tenant reference covering:
- Identity verification (passport / driving licence / BRP)
- Right to Rent (Home Office share code or biometric IDVT)
- Employment + income confirmation (employer phone-call + payslip)
- Affordability calculation (rent-to-income ratio)
- Credit history (default search + bankruptcy / CCJ register)
- Previous landlord references (2 most-recent)
- Final recommendation: suitable / conditional / not-recommended
Credit Check — £5 per check
Instant credit score + electoral roll check + CCJ + bankruptcy + default summary. Use this as a quick first-pass before ordering full referencing, or for short-let tenants who don't need the full reference.

Right-to-Rent — £10 per verification
UK government requires landlords to verify every adult tenant's right to rent before letting begins (legal duty since 2014). We send the tenant a secure link; they upload ID + a share code; we run the IDVT (Identity Document Validation Technology) check and return a certificate within minutes.
PDF certificate covers your legal duty under the Immigration Act 2014.
How to order
1. Top up credits at /account/credits — £25, £100, or £250 packs 2. Go to any tenant's profile 3. Click "References" tab 4. Click the service you want to order 5. Credits are deducted atomically — if the order fails, the credit is returned

- No subscription required — credits never expire
- Bulk discounts available on £250+ top-ups
- All providers are switchable (currently using mock providers for demo; will swap to Vouch / Onfido on request)
