Multi-tenant tenancies

A tenancy can have multiple tenants (joint and several). Each gets their own portal login.

Rent schedule

When you create a tenancy, the system generates a monthly rent schedule automatically based on start date + rent amount. You can override individual months for prorating.

Logging a payment

Tenancy → Rent ledger → click any month → Log payment. Enter amount, method, reference. The schedule shows green/amber/red based on payment status.

Automatic reminders

Estate-HQ sends rent reminders to tenants:

• 3 days before due
• On the due date
• 3 days overdue
• 7 days overdue (escalation)

Toggle these on/off per agency at Settings → Email → Notification toggles.
